Project Description

The proposed development would demolish residential buildings on eighteen parcels to construct a new multi-unit apartment building on an approximately 1-acre site in the Oakland neighborhood.

The proposed 9-story development would include 299 units of furnished studio, one-bedroom, two-bedroom, and three-bedroom apartments sharing common living space. In alignment with the City of Pittsburgh's Inclusionary Zoning requirements, 10% of the residential units would be designated affordable housing.

The project would also include 13,000 SF of ground floor & ninth-floor amenity space, 2,954 SF of roof terrace, and 4,269 SF of internal courtyard. Primary pedestrian access would be provided from Atwood Street, with vehicular access on Meyran Street.

- 165 protected bicycle parking spaces

- 9 stories, approximately 94’10” building height.

Review Procedures

The proposed project will require four performance points to meet the height requirements of the R-MU zoning district. The applicant is seeking the following bonus points:

  • Zero Energy or Zero Carbon Buildings
    • Demonstrate compliance with International Energy Conservation Code Section C407 Total Building Performance criteria or ASHRAE Standard 90.1-2019 Appendix G Building Performance Rating Method and buildings shall be designed and constructed with no gas or fossil-fuel fired equipment as described in Zero Code 2.0
  • Affordable Housing
    • At least 5-14.9% of units for rent are affordable housing for persons at or below 60% AMI

The project will go through Design Review. The Oakland Business Improvement District and Oakland Planning and Development Corporation will hold a Development Activities Meeting (DAM) to provide residents, property owners, business owners, and stakeholders with an opportunity to learn and provide feedback on the proposal.
