Project Description


The Urban Development Authority of the City of Pittsburgh (URA) is proposing to rezone three parcels in the Larimer neighborhood from R1D-L (Residential Single Unit Detached – Low Density) to UI (Urban Industrial). The site is bounded by Kelly Street to the north, Formosa Way to the South, lot 125-G-18 to the east, and lot 125-F-239 to the west. The rezoning application will be reviewed by the City Planning Commission and the City Council.

The UI zoning district would allow for a wider variety of uses than what is currently allowed in the existing R1D-L district. The UI district also allows for greater building densities and heights. Developments in the UI district must meet existing residential compatibility requirements.

The following site development standards apply to the UI district.

  • Maximum Floor Area Ratio: 3:1 (4:1 if within 1,500 Ft. of a Major Transit Facility)
  • Minimum Rear Setback (when adjacent to a Way): none required
  • Minimum Interior Side Yard Setback: 10 Ft.
  • Maximum Height: 60 Ft. (not to exceed 4 stories)

The property owners have submitted initial plans for a new multiunit residential building on the site, but those plans are contingent on the rezoning.
