Project Description
This proposed development involves demolishing existing buildings along Fifth Avenue between Marion Street and Van Braam Street to build a 272,000-square-foot new multi-unit apartment building in Pittsburgh's Bluff neighborhood in the Uptown Public Realm (UPR-A) zoning district.
The new seven-story development consists of 196 residential units as a mix of studio, one-bedroom, and two-bedroom units. The project will also include a two-level, 38,334-square-foot parking structure and 11,325 square feet dedicated to leasing offices and resident amenities, located on the first floor and the rooftop level. Primary pedestrian access will be provided from 5th Avenue, with vehicular access on Marion Street and Van Braam Street.

Review Procedures
The proposed project will require two (2) performance points to meet the height requirements of the Uptown Public Realm (UPR-A) zoning district. The specific performance points to be utilized by the applicant, subject to approval by City Planning, will be determined and posted later.
The project will go through the City’s Design Review process.
The Registered Community Organizations (RCOs) in Uptown will host a Development Activities Meeting (DAM) in collaboration with the Department of City Planning to provide residents and community stakeholders with an opportunity to learn about the proposal, ask questions, and offer comments. Information on attending the DAM will be posted when available.
Planning Commission review and approval is required. When available, details will be posted on the City Planning Public Meetings Calendar.
