Project Description
The proposed development would demolish twelve existing residential buildings to construct two new multi-unit apartment buildings on an approximately 1.1-acre site in the Oakland neighborhood.
The proposed 12-story development would include 229,614 square feet of residential space comprising 326 residential units as a mix of studio, one-bedroom, and two-bedroom units. In alignment with the City of Pittsburgh's Inclusionary Zoning requirements, 10% of the residential units would be designated affordable housing.
The project would also include a two-level, 46,359-square-foot parking structure and 76,359 square feet dedicated to leasing offices and resident amenities, located on the first and second floors and the rooftop level. Primary pedestrian access would be provided from Halket Street, with vehicular access on Halket Place.

- 12 stories, at approximately 113’-3” in building height
Review Procedures
The proposed project will require four performance points to meet the height requirements of the UC-MU zoning district. The specific performance points to be utilized by the applicant, subject to approval by City Planning, will be determined and posted later.
The project will go through the City's Design Review process.
The Oakland Business Improvement District and Oakland Planning and Development Corporation hosted a Development Activities Meeting (DAM) on April 14, 2025, to provide residents and community stakeholders an opportunity to learn about the proposal, ask questions, and offer comments.
