Project Description

Indovina Associates Architects, on behalf of the property owner, has submitted an application for two new mixed-use buildings with a combined total of 459 dwelling units and 37,000 square feet of retail space located at the corner of 21st Street and Railroad Street.

The new development will be at the site of the Consumer Produce building, which would be demolished. The development will include 344 parking spaces located in garages internal to the buildings.

Project Details

  • One mixed use building with ground floor retail and upper story multi-unit residential at a building height of 65 feet and one mixed use building with ground floor retail and upper story multi-unit residential at a building height of 85 feet.
  • The proposal includes a 165-vehicle parking garage in Building 1 and a 179-vehicle parking garage in Building 2 for a total of 344 vehicle parking spaces.
  • The project requires eight (8) performance points for increased building height and to be located within the riparian buffer area.
  • The applicant proposes to achieve the required performance points for urban fabric, fresh food access, storm water management, riverfront trail amenity.

Review Procedures

The project will be reviewed by the Planning Commission. Details will be posted below and on the City Planning Public Notices & Meetings Calendar when they become available. The project will also go through the City's Design Review process.
